NoAgentRentals.com is NOT an Estate Agent under the Estate Agents Act No. 21 of 2000
According to Section 2(2) of the Act: To practice as an estate agent means "to do for payment or reward" the bringing together of parties or negotiating terms "in the course of business" for property belonging to another person.
NoAgentRentals.com explicitly DOES NOT:
- Negotiate any terms between parties (Section 2(2)(b))
- Bring parties together for payment or reward (Section 2(2)(a))
- Charge fees, commissions, or rewards for property transactions
- Handle any money, deposits, or financial transactions
- Act as intermediaries in property dealings
- Provide estate agency services requiring ZIEA registration
We ARE exempt under Section 2(3)(a):
"A person who does an act referred to in subsection (2) in connection with immovable property belonging to that person"

NoAgentRentals.com is a peer-to-peer platform that enables direct connections between property owners and potential tenants in Zambia. We provide only the technology infrastructure for users to connect with each other.
We explicitly DO NOT:
- Act as estate agents or property brokers
- Negotiate rental or sale agreements on behalf of users
- Handle any money, deposits, or financial transactions
- Verify property ownership or tenant credentials
- Manage properties or rental relationships
- Provide legal, financial, or real estate advice
All property listings are created and managed by individual users acting on their own behalf. NoAgentRentals.com does not guarantee the accuracy, legality, or availability of any property information.
You are solely responsible for:
- Verifying property information - Visit properties in person before making any commitments
- Confirming ownership - Verify that the person you're dealing with is the legitimate property owner or authorized agent
- Checking documentation - Review title deeds, rental agreements, and other legal documents independently
- Conducting due diligence - Research the area, check property conditions, and verify all claims made by property owners
- Making informed decisions - Any rental agreements or transactions are entirely between you and the property owner
NoAgent disclaims all liability for:
- Fraudulent listings, scams, or misrepresentation by users
- Property condition, safety, or legal compliance issues
- Disputes between tenants and property owners
- Financial losses from transactions conducted outside our platform between users
- Accuracy of property descriptions, photos, or pricing information
- Availability of listed properties
Under Zambian law, NoAgent operates as an information platform only. We do not process payments, handle deposits, or facilitate any financial transactions. We are not a real estate agency, property management company, or financial institution. All transactions occur directly between users at their own risk.
To protect yourself:
- Never send money without viewing the property first
- Meet in public places and bring a friend when possible
- Verify identity documents and contact information
- Use our star rating system to check other users' experiences
- Report suspicious activity through our platform
- Consult with a legal professional for rental agreements
Your privacy matters to us:
- Limited Data Collection: We only collect your name, email address, and WhatsApp number for the sole purpose of account management and enabling communication between users
- No Data Selling: We never sell, rent, or share your personal information with third parties for marketing purposes
- Anonymous Analytics: We collect generalized, anonymous data about housing trends and pricing patterns to improve our platform and provide market insights
- Secure Storage: Your personal data is stored securely using industry-standard encryption and security practices
- Data Control: You can request deletion of your account and all associated personal data at any time by contacting our support team
- Communication: We only use your contact information for platform notifications, security alerts, and responding to your inquiries
Note: Property listings and reviews you create are public and will remain visible to other users. We anonymize housing market data for trend analysis, removing all personal identifiers.
Legal Jurisdiction: This disclaimer is governed by the laws of the Republic of Zambia. Any disputes shall be resolved in accordance with Zambian legal procedures.
